• HOW MUCH ARE YOUR MANAGEMENT FEES PER MONTH?

  Fees vary dependent on the size of your association and the overall scope of work. Please contact our team on (941) 499-3315 or complete this form.

• HOW ARE OUR FINANCES PROTECTED?

  You are in control. Although we pay the bills on your behalf, the association Treasurer is responsible, authorizing all payments. No funds leave your account without authorization.

• WHAT IS INCLUDED IN THE FINANCIAL SUMMARY AND HOW OFTEN ARE THEY PROVIDED TO THE BOARD FOR REVIEW?

  You will always be kept informed. We maintain our accounts in real time, performing daily reconciliation. Authorized Board members can login at anytime to view the status of the accounts. In addition, we close out the month and produce a P&L, balance sheet and ledger by the 15th of each month.

• DOES YOUR COMPANY ASSIST IN THE FACILITATING OF ANNUAL AUDITS AND TAX PREPARATION?

  We certainly assist in the preparation, however for the sake of checks and balances we insist that associations retain their own CPA to audit the year end financials to ensure both legitimacy and accuracy.

• WHAT IS YOUR PROCESS FOR THE COLLECTION OF DELINQUENT HOMEOWNER ACCOUNTS?

  We enforce collection policies in accordance with your community’s declarations. Our methods are tried and tested and most of all consistent. This approach yields a very high collection rate. We seldom have to resort to legal action, however we are very well versed in the process should it become necessary.

• CAN WE RETAIN OUR OWN VENDORS?

  Yes. We will work with your existing vendors. If you require assistance in finding suitable vendors, we can utilize the bank of vendors we have developed relationships with over the years. Our vendor compliance team ensures all vendors are insured to your community’s minimum requirements, and where necessary licensed.

• WHAT ASSESSMENT PAYMENT OPTIONS DO YOU PROVIDE TO OWNERS?

  In keeping with today’s expectations, owners can pay in a multitude of ways. Over the phone, online via the community portal.

• DO YOU HELP WITH BUDGET PREPARATION?

  Financial management is the cornerstone of property management. Our accomplished accounting team and community association managers assist the boards in the budget preparation. Once prepared our resident Director of Accounting and CPA reviews the budgets before final Board approval.
